Preventive maintenance
HVAC Maintenance & Tune-Ups in Elk Grove & Sacramento
The best time to fix an AC is in April, not on the first 105° day in June. Seasonal tune-ups catch worn parts early, keep efficiency high, and add years to your system's life.
- Spring AC and fall furnace tune-ups
- Detailed multi-point inspection
- Helps protect your manufacturer warranty
Why maintenance matters so much here
Sacramento-area air conditioners work hard. Months of 90- and 100-degree days, dust from the fields and new construction, cottonwood and pollen in spring, and wildfire smoke in late summer all take a toll.
A neglected system has to work harder to do the same job. That means higher SMUD bills, more wear on the compressor, and a much higher chance of a breakdown right when you need it most. A tune-up is a small investment that pays you back in fewer repairs, lower bills, and better sleep in July.
What a tune-up does for you
- Fewer breakdowns: worn capacitors, pitted contactors, and weak motors get caught before they fail.
- Lower energy bills: clean coils and correct refrigerant charge help your system run efficiently.
- Longer equipment life: less strain on the compressor and blower means more years before replacement.
- Safer heating: furnace tune-ups include checks for venting, gas, and carbon monoxide issues.
- Warranty protection: most manufacturers expect annual professional maintenance.

What you can do between visits
- Check your filter every month and change it when it looks gray, especially during smoke season.
- Keep at least two feet of clear space around the outdoor unit. Trim shrubs and keep fences, trash cans, and grass clippings away.
- Gently hose off the outdoor coil from the inside out a couple of times each summer (power off first).
- Keep supply vents and return grilles open and unblocked.
- Pour a cup of white vinegar down the condensate drain line access once or twice a year to discourage clogs.

Maintenance questions
How often should my HVAC system be serviced?
Twice a year is ideal: an AC tune-up in spring before the heat arrives, and a heating tune-up in fall before the first cold mornings. Heat pumps run year-round, so twice-yearly service is especially worthwhile.
Is a tune-up really worth it?
Yes. Most of the summer breakdowns we see, like failed capacitors, clogged drains, and dirty coils, give warning signs that a tune-up catches early. Maintenance also keeps efficiency up and is often required to keep your manufacturer warranty valid.
How long does a tune-up take?
Usually about an hour to an hour and a half per system, depending on its condition and how easy it is to access. Attic units take a bit longer.
How often should I change my air filter?
Check it monthly. Standard 1-inch filters usually need replacing every 1 to 3 months, more often during smoke season, with pets, or if anyone has allergies. Thicker 4- or 5-inch media filters can last 6 to 12 months.
What's the best time to schedule maintenance?
March through May for cooling and September through November for heating. Booking before the rush means more appointment options and fewer surprises when the weather turns.
